We owned the home for only 2 years during our marriage but put 14,000 into upgrades such as insulations, new bathroom floor, sink etc, new water heater, running heat ducts to each room upstairs instead of 1 vent by the steps, replaced old sliding doors with french, new front door etc.. This is 14,000 we sunk in the home during our marriage just at that area. We also bought an outdoor wood burner that heats the water and pipes it underground to heat your house off your own wood safely and heats water for free. This was around $10,000 apprxx and maybe 2 gran is owed. My soon to be x is saying there is not any equity in the home so that he gets to keep it, along with most of my things too. I have the appraisal from Jan 2005 and it has 2 figures one is 138,000 the other maybe 118,000 which is what we talked them down to for the sale. As of Jan 2007 110,000 was owed on the principle. I am saying we put a lot into the house it has got be worth more than what is owed. Any advice?

Chrissy, it is possible that due to the current state in the market you have actually lost value even though you put money into the home. Most of what you decribe would be considered maintenance, and not really add value. that outdoor wood burner thingy, wasn’t a wise choice. As for the appraisal in 2005, you would be lucky if a new appraisal came in about the same, could be lower. On the appraisal, the line that states" Estimated value" is the appraised value at the time of inspection.

I’m sorry, but you should let him have the house and move on! He’ll have the headaches about value you won’t.

anybody have experience with home projects on a manufactured home? we took down the seams and are trying to mud and paint haha what a nightmare. we’re trying to make it look more like a "real" house. eventually we will need to replace the cabinets and all, i’m terrified. all the materials used in our house are of poor quality and so much was done with terrible craftsmanship (too much to list). fortunately, it’s brand new. does anyone have any advice or success stories that will make me feel better?

We had a mobile home and decided to use it much as you are doing. I took off the outside metal and redid all wiring. I changed all the plumbing to copper and installed proper breaker panels (Square D). a 12" wide concrete beam was poured for both main runners full length of home with steel plates every 4′ to weld the frame to. All windows were replaced with double panes with storm. We added on so built trusses that spanned over entire home and installed regular composition roof. All of the older home and the new were bricked. On the inside, 3/4"plywood tongue and groove was put down. We sheet-rocked over all inside walls and ceiling and tape and bedded and then texture. I built all new cabinets from ash. There is no way you can tell now that it was ever a manufactured home. No sure I would do it again though although we didn’t have a house payment. It took us about 15 years to get it all done doing the work our self. E-mail me if you want pics.

Chandeliers that graced the Grand Ballroom of the Palmer House for more than 80 years have been taken down and are lined up Tuesday awaiting restoration. The 23 chandeliers, each with nearly 5,000 Czechoslovakian crystals plus more than 1,000 other parts, will be hand cleaned and polished. Once restored, the chandeliers will be rehung in the renovated hotel.

Today was a slow day. Wiring the recessed lighting. The lights had to go back as there were no brackets. End result today is that we got the wiring working. Tomorrow we finish installing drywall and with some luck we can get the sub floor in.
