As baby boomers are entering retirement, more people are trying to make their homes work for them. Instead of moving to a smaller home or even moving into a retirement home, people in their 30s, 40s and 50s are following a trend called “aging-in-place.” They are taking their home renovation projects or gut rehab, and doing things like adding an elevator. With additions like an elevator, if they face a handicap or disabilty in later years, they, and their home, will be prepared.

I know that this can vary greatly, but we are looking into a project house where about half the exterior wall is made up of windows, floor to ceiling-all of which have to be replaced (we live along the gulf coast, so this is a hurricane damaged property). It’s about 3100 sq ft, and I’d estimate that each section of window is about 10′ wide, 12′ high. Does anyone have an estimate of what this would cost to replace, if not the entire house than just any amount of wall?

Breeze, buying a house, no matter what kind and for how much, is a big investment. Asking for help here on Yah is a good step, but not enough when it comes to a big-ticket item like a house purchase. In short, you need the assessment of a local window contractor in your area (THOSE ARE BIG WINDOWS) to see what you are getting into, specifically to determining the cost replacing the windows of the house you intend to buy. So, with that said, and given the concerns you have, I’d seek the advice of local window contractors–they have the local knowledge that you need, as to what you can do with the house, the local window products available, the local rate and costs, etc.

While you still have not bought your house, I think it is perfectly reasonable and okay to meet with a local window contractor out in front of the house to allow the contractor the benefit of seeing the house you intend to buy first hand. There’s no obligation on your part if you seek one of the many local window contractors in your area who are willing to provide free estimates. Relying on guesses found here on Yah is not recommended, as many factors–including that material and labor costs vary by location–affect the cost of what you are intending to do.

So, to help you out, here is a great link to a handyman site that offers free very resourceful information to assist you in determining the cost of your project, and, of course, finding a local window contractor with intention of getting a good deal for you:

Infor on window contractors:

I’m sure you’ll find the information you need, specifically the tips, useful as it relates to being treated fairly by contractors and exploring the consumer-wise approach of getting free written estimates to find the best contractor in your area.

being sued if someone injures themselves while working for me? Right now, it is just family owned and operated.

Make them a private contractor that must pay their own taxes and carry their own insurance. Make sure you have a signed contract that states such. Doing it this way you avoid a lot of governmental issues. A private contract is cover by USC, Art.1, Sect. 10 which pre-dates any OHSA, SS, Workmen’s Comp. and other employee/employer laws and cannot be ruled against without a change to the US Constitution. You will not be an employer.
