I accidently made a hole in my wall, the size of hole is about the size of a fist. I heard i could buy the hole repair kit from the homeimprovement centers. How much would it cost buying the kit? also it’s my first time trying to fix a hole like this, would it be hard?
help me please..

You an fix the whole for about 15 dollars. Go to a home center (Lowes or Home Depot) or hardware store and purchase to following:
1. A drywall patch that’s slightly larger than the whole size. It is square-shaped and is made of mesh material with a piece of thin-guaged metal. Costs about $5.
2. Pint of drywall spackle ($2.50)
3. 4" spackle knife ($4)
4. Small sanding block – it looks like a retangular sponge about an inch thick. One side has medium grit sandpaper and the other side is Fine sandpaper. ($2.50)
5. 2"-3" sponge paint brush ($.75) (-or- 4" roller with handle and pan kit – $3))

Steps to fix hole:
1. Remove the drywall patch from the packaging. Peel wax backing off the patch which reveals the adhesive side.
2. Stick the adhesive side of the patch over the hole and press down on all the edges.
3. Open the pint of spackle and apply some spackle onto the edge of the 4" spackle knife.
4. Using the edge of the knife and holding it at about 30 degree angle, spread the spackle around the edges of the patch. Gently apply spackle over the rest of the patch until the whole area of thepatch is covered. Make sure you spread spackle about 3" outside the circumference of the patch. Gently use the knife and smooth out any raised areas.
** Your goal is to cover the patch area enough where it is fairly flush to the rest of the wall. This first coat can look alittle rough.
5. Allow the patch to dry. Takes about 12 hours. Hint: You can use a hairdryer to speed the process but this will create some cracking in the spackle (but that’s okay).
6. Using the sanding block, use the Medium grit side (rougher side of the two) and gently sand the rough edges. Turn the block over and use the Fine grit side to gently sand the rest of the patch.
7. With a clean spackle knife (wash it in warm water), reapply spackle over the patch again. Apply enough around the whole patch so that the mesh is not showing through. Smooth out rough edges with the knife again. Allow to dry for 12hrs.
** Note: You can use the hairdryer again to speed the results. Make sure the patch is completely dry before sanding.
8. Once dry, sand with Fine-grit side of sanding block the whole patch area making sure you sand the outer edges smoothy.
** Your goal is here is to make the patch un-noticeable to the rest of the wall once it is painted. If after the second coat of spackle and sanding you still notice the patchwork, reapply a 3rd coat of spackle and sand again.
9. You are ready for painting. Paint the wall using the sponge paint brush. Use hairdryer to spead drying process if you like. Reapply second coat of paint if needed. Note: It costs alittle more, but a 4" sponge roller with handle will apply the paint much nicer and uniform to the rest of the wall. The homecenter sells those as well.

Just curious about adding on a home addition. How much would a room addition cost in comparison to adding a sunroom or enclosed porch?

a sunroom or enclosed porch is much cheaper. room addition with plumbing and wiring,windows,ac and heat vent would probley run you around 30.000.00 sunroom with electric and windows 12.000.00



I’m reno-ing a basement and know that this qualifies for the Home Renovation Tax Credit. I’m jsut wondering what do I have to keep so that I’m not scrambling next tax season. Thanks in advance

Other than keeping all your receipts for your renovations, make sure that the people that are doing work for you, have a GST number or their work won’t qualify for your tax credit. The auditors will really look at all the expenses, so make sure you have qualified people.



Home Renovations during a Home Appraisal-Can it be done? I am having a home appraisal done in a few weeks, however I am having major work done on my single family home. I am updating a kitchen and a bathroom, among other areas. The reason for the real estate appraisal is I am refinancing my house, no cash out. I am confirming based on your experience it should not be a problem work is being done on the house during the time of the home appraisal? Please advise. Thanks.

Sure

Banks have appraisers to give value to homes in repair, (called rehab loans).

Are you working with a bonded, licensed contractor?

Show the appraiser your building plans,and contract, let him, (or her), talk to your contractor, (if wanted), show you have funds to pay for the contract to be completed.

Shouldn’t be a problem to receive appraisal on updated home value.

What you’re wanting is a rehab loan, without the money to perform the rehab.

My husband and I are looking for our first home and have fallen in love with a house that is down to the studs in some areas in the middle of a remodel. The home has no structural issues – it is all cosmetic – but does need all new applicances (has none), new walls (70s style paneling in living room), new flooring (has concrete now) etc. Would we need to get a construction loan even though it is structurally okay? How would the mortgage process work for this?

We completed a major remodel of our home a few years ago and we needed to refinance our mortgage several times during the remodel process (so we would have enough money to finish the remodel). In each case the appraiser from the lender appraised the home in its current condition. In your case that would be the value of the home with some walls stripped to the studs. Our loan broker (accurately in our case) advised against getting a construction loan because of the high interest rates and difficulties with loan conditions etc. Instead we handled it with Second Mortagages that were provided as credit lines. This worked real well with paying contractors during the course of the remodel.

Fortunately for us, we learned that the value of a home in mid-remodel is not that much lower than when completed. As a result we were able to complete our remodel. However, we had lived in the home for many years before the remodel and had quite a bit of equity built up.

Doing some home remodeling something fell on my fingernail and cut it in the middle from one side to the other – so it cut it in half so that there is a bottom half (above cuticle sp?) and a top half. how will it regrow? will the bottom half grow over the top? will the top half fall off eventually? will they mend back together? thanks!

nail grows from the cuticle. the broken end will eventually fall off, and maybe the bottom too. if you haven;t damaged the cuticle it will be completely normal in 6 months.



i need help finding funding for senior citizens for emergency home repair in Montgomery,al? home air conditioning broke down! they will need a new system. where can i go to help them fund this? loan or grant?

I tried to find some direct information for you (usually a city has grants for this- not Montgomery though!). The best I can do is to refer you to the Montgomery Area Council on Aging. They don’t have a home repair program but they can work with these seniors to help connect them to an agency or nonprofit who can help.

If I have spent 5-6 lakhs on Home Improvements from the time I have brought this property and during the time of sale when I am calculating the Capital Gain, how do I account or show the expenses on Home improvement and also the cost incurred for advertisement, Chartered accountant fee etc? Please Advice

Those amounts are just added to the cost basis of the house. What you paid for the house plus all other improvement expenses.
